Boulder Area Real Estate YTD April 2020 and Market Outlook

As I write this in early May and with the stay-at-home order shifting to safer-at-home, I have witnessed a huge re-
energization of the real estate market. I believe Buyers and Sellers will take advantage of this time to buy and/or sell during the warm months ahead. As showings begin again, several safety measures are being put in place. First, both
Buyers and Sellers are signing addendums to ensure they are healthy beforehand and mask, gloves, foot coverings
are being utilized as well as safe distancing.

City of Boulder – There was a significant drop from last month with just 30 homes sold in the City of Boulder in April.
170 homes are currently for sale in the Boulder area, and sold homes are averaging 76 days on the market with an
average sold price of about $1,090,000.

Boulder Area Real Estate Single Family Homes

Even with the home-showing constraints we experienced in April from the
COVID 19 stay-at-home order, it continues to be a Seller’s market.

Superior Single Family Homes YTD Over the Last 5 Years

Superior is still showing low inventory with just 30 homes on the market. 8 units closed in April. Average
days on market for sold homes remains at 48 days with an average sold price of around $658,000. There is quite a bit
of growth with new builds in construction along McCaslin, Original Town, Town Center, as well as Lanterns and

Louisville Single Family Homes YTD Over the Last 5 Years

45 homes have sold year-to-date (YTD) in Louisville (10 in April) at an average sold price of approximately
$700,000 and an average of 30 days on the market. Currently there are 33 homes for sale, up from last month.

Lafayette Single Family Homes YTD Over the Last 5 Years

Lafayette homes are selling for an average price of about $620,000 with about 31 days on the market.
There are currently 53 homes listed for sale. YTD 80 homes have sold in Lafayette—21 in March.
