Inventory levels in the Boulder area have remained low throughout the month of February and prospective buyers are writing offers
well over asking to compete with the multiple-offers scenario. I have come across several situations where offers were $50,000 to
$80,000 over asking with full appraisal gap clauses.

Boulder Area Real Estate Single Family Homes
As of February 28th, there were 221 homes for sale in Boulder! As shown on the Overall February page of my report, 71 homes sold in Boulder during the month of February. As is noted on the Boulder page which shows the stats for the last 12 months, the median sold price per square foot is $306 and the discount from ask to sold is 2.1%. Year over year, the days on market has also dropped significantly.
Superior Single Family Homes YTD Over the Last 5 Years
Superior and Louisville are both showing extreme inventory shortages with only 13 homes on the market at the end of February in
Superior and 17 in Louisville.
Louisville Single Family Homes YTD Over the Last 5 Years
Lafayette Single Family Homes YTD Over the Last 5 Years
Lafayette has a bit more inventory with 62 homes at the end of February with homes selling at 99.9% of asking price. Days on the market have dropped considerably year over year. 19 homes sold in Lafayette last month.

Once the majority of people are vaccinated and homeowners are comfortable with letting prospective buyers into their homes, there will be a marked increase in inventory. Buyers that have been frustrated submitting offers without success, will be very pleased when this happens.
