Boulder Area Real Estate Market Report YTD January 2021

Home Prices overall in Boulder and the surrounding areas are up and inventory is low! As shown on the Overall January page (which is a snapshot for January of all the locations), you will note that the number of properties that sold last month was down by 14% over last January. I have broken it down further in the chart on the bottom half of this page of my market report. This significant drop in the number of sold homes is due to the incredibly low number of homes available for sale right now. Buyers are clamoring for homes to fit their needs but there just are not enough out there for everyone.

Boulder Area Real Estate Market Report January 2021

As of January 31st, there were only 193 homes for sale in Boulder! As shown on the Overall January page of my report, 48 homes sold in Boulder during the month of January. As is noted on the Boulder page which shows the stats for the last 12 months, the median sold price per square foot is $414 and the discount ask to sold is 1.9%. Year over year, the days on market has also dropped significantly.

Superior and Louisville are both showing extreme inventory shortages with only 12 homes on the market at the end of January in Superior and 17 in Louisville. As I write this report, there are only 3 single family homes on the market in Superior and all of them over $1.4 million—how frustrating for first-time Buyers!! As you would expect, homes are going very quickly because of this and are selling for over asking by .6% in Superior and .4% in Louisville.

Lafayette has a bit more inventory with 49 homes for sale and homes are selling at 100% of asking currently. Days on the market have dropped considerably from 2019. Over the last 5 years, the median single family home sold price has increased from just under $500,000 to $600,000.

As of January 31st, there were 71 homes for sale in Erie. 23 homes sold last month. Homes are selling at a .5% discount ask to sold percentage and a mean asking price of $700,000. Days on the market dropped considerably year-over-year as shown on the bottom of the Erie page.
