Boulder Area Real Estate YTD May 2020 and Market Outlook

The pandemic has definitely made its mark on our local real estate market as year-to-date sales in all
price-bands are below previous years’ numbers. However, things are looking up and the Boulder Area
has seen a surge in new listings hitting the market!

In all four markets, you will see an increase in inventory, and by next month, I believe
we will see an increase in sold homes!

City Of Boulder- May sales remained flat with 30 homes sold in the City of Boulder. That said, there is a surge in homes
hitting the market and as of May 30th, there were 257 homes on the market (up from 170 last month)
in Boulder. Sold homes are averaging 71 days on the market with an average sold price of about
$1,087,000.

Boulder Area Real Estate Single Family Homes

Superior Single Family Homes YTD Over the Last 5 Years

Superior has 38 homes on the market but is showing extreme low inventory in the $500,000-$700,000
range. 8 units closed in May. Average days on market for sold homes dropped to 43 days with an
average sold price of around $659,000.

Louisville Single Family Homes YTD Over the Last 5 Years

54 homes have sold YTD in Louisville (9 in May) at an average sold price of approximately $699,000
and an average of 28 days on the market. Currently, there are 52 homes for sale which is a big
increase!

Lafayette Single Family Homes YTD Over the Last 5 Years

Lafayette homes are selling for an average price of about $637,000 with about 27 days on the market.
There are currently 82 homes listed for sale. YTD 100 homes have sold in Lafayette – 20 in May!
