Boulder Area Real Estate Market Report YTD October 2020

Real Estate is booming!!! We saw a record-breaking amount of closings in Boulder County last month– 459 units closed, a 7.5% increase over October of 2019 at 422 Units. This was the largest number of units sold any October ever in Boulder County. Dollar Volume sales were at $358 million, an increase of 30% over to October 2019. October 2020 was the 5th highest Dollar Volume Sales ever in Boulder County and an all-time record when compared to all other Octobers.

Boulder Area Real Estate YTD October 2020 and Market Outlook

Although new listings coming onto the market was the 2nd highest for an October in the past 12 years (498 listings), we ended the month with only 631 houses available in Boulder County. Ending inventory available for the consumers to buy continues to shrink from the previous 6 months.

In October 69 homes sold in the City of Boulder and there were 174 homes on the market by the end of the month. Sold homes are averaging 33 days on the market with an average sold price of about $1,237,000.

Superior Single Family Homes YTD Over the Last 5 Years

Boulder Area Real Estate Market Report October 2020

Superior has 19 homes on the market and 7 units closed in October. Average days on market for sold homes dropped to 10 days with an increased average sold price of around $766,000.

Louisville Single Family Homes YTD Over the Last 5 Years

16 homes sold in Louisville at an average sold price of $854,000, and an average of 23 days on the market. Currently, there are 33 homes for sale.

Lafayette Single Family Homes YTD Over the Last 5 Years

Lafayette homes are selling for an average price of about $677,000 with about 20 days on the market. 29 sold in October and there are currently 51 homes listed for sale!
