The housing market in Boulder County has bounced back since the transition to Safer at Home with record sales in the last few months. However, inventory is now at extreme lows with many sellers deciding to hold off on listing their homes despite high demand. Potential sellers have expressed concern with having people walk through their homes during the health crisis and have decided to wait and list their homes next year.
Boulder Area Real Estate YTD September 2020 and Market Outlook
I have found that with homes that are priced accurately, staged well, and marketed aggressively, competition is fierce with multiple offers coming in.
Boulder Area Real Estate Single Family Homes
In September, 75 homes sold in the City of Boulder, and 235 homes on the market by the end of the month. Sold homes averaged 54 days on the market with an average sold price of about $1,117,000.
Superior Single Family Homes YTD Over the Last 5 Years
Superior had 27 homes on the market at the end of the month. 12 units closed in the month of September averaging 41 days on market. The average sold price was around $741,000, up from last month.
Louisville Single Family Homes YTD Over the Last 5 Years
18 homes sold in September in Louisville at an average sold price of approximately $751,000 with an average of 24 days on the market. September ended with 39 homes available for sale.
Lafayette Single Family Homes YTD Over the Last 5 Years
In September, only 11 homes sold in the City of Lafayette–a steep drop, with an average of 24 days on the market and an average sold price of $668,000. The end of September showed only 66 homes listed for sale– reflective of the housing shortage throughout Boulder County and the surrounding areas.
